MULTI-FAMILY HOUSING

Timber Ridge Apartments, Nebraska City, NE

PROGRAM OBJECTIVES: Provide affordable housing for southeast Nebraska residents.

PROGRAM HISTORY: Through SENCA's CHDO, the agency has identified shortages in multi-family housing.

PROGRAM ACCOMPLISHMENTS: SENCA currently has a 24-unit multi-family complex in Nebraska City (pictured above). The project, named Timber Ridge Apartments, was constructed on an old State Highway 75 rest area. SENCA acquired a 4-unit family housing complex in Elk Creek in 1997 (pictured below). The housing complex is designed to accommodate low-income families wishing clean, affordable housing in the area. Water, sewer, lawn care, snow removal, and trash service are provided at no additional cost to the residents. Electricity is included in the rent.  Rent subsidies are provided by Rural Development to low-income residents meeting Rural Development guidelines.

Elk Creek Housing, Elk Creek, NE

 In November 2001, SENCA acquired the Countryside Apartment Complex in Sterling, Nebraska. The housing complex is designed to accommodate low-income families wishing clean, affordable housing in the area.  A utility allowance is deducted from each resident's rent to help defray their utility costs. Water, sewer, lawn care, snow removal, and trash service are provided at no additional cost to the residents.

ELDERLY AND DISABLED HOUSING

Fulton Villa Apartments, Falls City, NE

PROGRAM OBJECTIVES: Provide affordable housing for elderly and disabled residents in southeast Nebraska.

PROGRAM HISTORY: Through SENCA's CHDO, the agency has identified shortages in elderly and disabled housing.

PROGRAM ACCOMPLISHMENTS:   In July 2004, SENCA acquired the Fulton Villa Apartments in Falls City, Nebraska.  The complex is designated as elderly and/or disabled, affordable housing and consists of 12 apartments and one community room.  Rent subsidies are provided by Rural Development to low-income, elderly residents meeting Rural Development guidelines.  A utility allowance is deducted from each resident's to help defray their utility costs.  Water, sewer, lawn care, snow removal, and trash service are provided at no additional cost to the residents.

WEATHERIZATION

In 1975 SENCA started Weatherizing the homes of eligible households, with an emphasis being placed on the homes of the elderly, persons with disabilities, and homes with small children. Over 3,000 homes have been weatherized to date. The goals of the Weatherization Program are to save energy, reducing heating and cooling costs, and to ensure the health and safety of the households served. The average home experiences an average of 18.7 % reduction in heating costs. Additional savings are achieved in cooling costs. This conservation of energy reduces Nebraska's dependence on imported energy and is a major contribution to the self-sufficiency of low-income persons allowing them to stretch their available income. Eligibility guidelines for Weatherization is 125% of the Federal Poverty Guidelines. For more information or to apply for Weatherization assistance, please contact:
